History of
the Holly Hill estate
Coleman’s Hatch

Holly Hill first appears in the record from 1807, though the current manor house was built in 1885 for John McAndrew, a wealthy shipping magnate. For 35 years hE grew the estate to encompass 385 acres, including several farms, cottages and the hatch inn.

John Oldrid Scott, the architect, chose a stone and brick construction for the Jacobean style facade. The Scott family were prolific Victorian architects, designing and altering over 800 buildings, mostly churches and cathedrals.

John Mcandrew also built his own church in colemans hatch, the holy trinity, where he was buried, following his death in 1925.

the estate was then purchased by Major james owen who lived at holly hill for the next 40 years. his death in 1965 saw the estate sold as lots, by Knight Frank & Rutley.

The Holly Hill house was then divided into 3 - the porch house, lawn house and THE major PORTION, the terrace house.


The Terrace House


Set in its own 9 acres, The Terrace House, enjoys the far-reaching southerly views over the ashdown forest. Circa 7000 sqft of living space has been completely refurbished over the years.

the principAl staircase and reception rooms, kitchen, hallways, 5 bathrooms and 7 bedrooms have high ceilings and Original features, including, large sash windows, oak paneling, cornicing, oaks flooring and fireplaces. Most rooms look out across the Gertrude JeykLl inspired formal gardens and ha-ha to the grazing meadow dotted with oak trees and countryside beyond.

The TeRRACE house, gardens and paddocks are remarkably secluded. The shared drive though the orchard arrives at a white wooden ENTRANCE gate. the TERRACE HOUSE gardens encompass the lawns, specimen trees, herbaceous borders, duck pond, Tennis Court, and heated outdoor Swimming PoOL.

The substantial Equestrian Facilities include 5 stables, Groom Kitchen, tack room, feed store, a 30x20m riding arena and circa 7 acres of grazing paddocks. it’s possible to ride out to explore the 5,000 acres of the Ashdown Forest.

The Oak-frameD garaging, equestrian facilities, field shelter and garden store total circa 2200 sqft.
